Asset Manager

A privately held Project Development company in Doha is looking to hire Asset Manager.
We are looking for dynamic and open minded person that would lead activities of the growing asset management that represents owners and acts on their behalf in day-to-day operations as well as in long-term activities. Asset Management is a complex task: it is not only management of “asset performance” but it is broad range of activities that are focused on maximization of Owner profit and mitigation of all risks.

Our asset management is focused on the hospitality sector and thus we are looking for a person with previous experience in the hotel industry.
SAMPLE OF TASKS:
• Administration of agreements, contracts and other documents
• Visit the Hotel in order to familiarize itself with the physical facilities, meet with the current management and discuss key operational and marketing aspects with them as appropriate under the Transaction Contracts
• Discuss with Operators and the Hotel’s management team, Asset Manager will seek to focus on their strategy in terms of revenue generation and cost minimization (to the extent permitted under the Transaction Contracts), in order to assess their abilities to drive as much revenue to the bottom line, and, specifically to identify potential opportunities where further revenues might be generated or additional cost-savings achieved in the short term.
• Familiar with Transaction Contracts, trading performance, benchmark reports, budgets and marketing plans, future capital expenditure etc.
• Prepare checklists and review timetables, formulate appropriate communications to hotel management team
• Review and benchmark the Hotel’s monthly management accounts (profit and loss, statistics, and so forth, as provided by the Operator) in order to identify possible areas of concern and potential improvement
• On a quarterly basis (or more frequently if required, especially in the initial stages) Asset Manager will visit the Hotel in order to attend review meetings with the hotel management.
• Prepare a report summarizing the actions to be taken in light of the discussions at the review meeting.
• Further special projects may emerge for which Client input may be required, which may also involve other resource from Asset Manager.
• Organization and keeping of filing structures
• Communication and liaising with accountants, lawyers, tax advisors and auditors
• Drafting agreements and reviewing contracts, cost comparison and recommendation.
• Supporting assets performance analysis
• Planning activities
• Reports drafting and presentation of reports to client
• Ad hoc tasks
• Monthly and quarterly review of accounts and preparation of reports to our client on the performance of the assets, variance analysis, reasons for the variances and P&L of the entities.
• Review of due diligence reports, review of sales or purchase agreements, review of financials for acquisition and liaising with project team for closing the aquisitioon
• Asset Manager shall carry out (without limitation) the following tasks in the name and on behalf of Client:
• (a) Licenses & Permits.
• (b) Right to inspect the hotel
• (c ) Regular meetings between client and operator
• (d) Property Programs and services
• (e) Budget and FFE and variation analysis
• (f) Reviewing accounting statements and distributions
• (g)Fixed assets supplies, property impositions, currency and cost components
• (h) Owner funded capital expenditure
• (i) damage, repairs and insurances
• (j) In general, to assist and provide technical, financial, accounting and logistic assistance to client
