Summary
This is a strategic position that will plan and direct all aspects of policies, objectives and initiatives as related to Assets & Property Management Department.
Description
• Plans, Designs & Monitors internal projects including accounting, communications, and Administrative staff involved in task.
• Oversees all consultants & contractors to ensure contracts and agreements are executed and implemented to satisfaction of the Executive Directors.
• Review funding / budgets to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.
• Plan Civil Construction Projects, Erect & Commission equipment as required. Vendor & Contractor related negotiation and relationship management.
• Liase with Govt. Institutions on matters concerning Safety / Security / Environment.
• Determine appropriate strategies on Tasks (Internal or External) based on objectives assigned.
• In control of all Designs, Architectural, Electrical and Civil aspects of the scope of working assigned to the Department.
• Provide technical guidance and direction to ensure efficient project execution by maintaining business practices in Quality Assurance, Health & Safety.
• Plans facilities maintenance program, systemic preventative maintenance & replacement schedules.
• Ensure that goals, objectives and all elements are accomplished within the prescribed time frame and funding parameters. Monitor and control expenditures to assure compliance with budgetary constraints.
• Participate in development of annual institutional budgets; develop annual departmental budgets. Prepares the Department’s Business Plan.
• Reviews plans & specifications and recommend changes as necessary; recommends need for and methods of altering existing facilities. Review equipment and supply needs.
• Estimates Refurbishment - Costing & Planning.
• Plans maintenance of existing buildings / property / equipment and monitors all works concerning A/C, Refrigeration, Safety & Electrical works and Plumbing.
• Purchases Assets & Maintains concerning retail equipment (Shelving, Lighting, Chillers Units, Refrigeration, Cash Counters, Trolleys, Forklifts etc).
• Overseas real-estate, leasing & operational functions in the day-to-day activities. This includes all aspects of site development, construction, managing vendors & contractors, project scheduling as well as leasing, quality control and sales (shopping mall management, tenants mix strategy & business model and contract negotiation).
• Responsible for control, operational risk management, budgeting and planning for execution of building projects.
• Maintains tenants relationship, business plans, maintenance plans of the department.
• Lead the Assets & Property Management team (Shopping Mall Team, Projects & Maintenance Team).
• Perform other work related duties as assigned.
